Two plots with the same price and size can have completely different development value. These are the factors that separate them.
Shape, size and frontage
A long narrow plot and a square plot of the same area produce very different layouts. Road frontage affects entrances, visibility and how many units a layout can support.
Slope
Slope adds retaining works, drainage and access engineering. It can also add view value. Thailand restricts building on land above certain gradients and elevations, so slope is a legal question as well as a cost question.
Access
Access width determines whether construction vehicles can reach the site and what can be permitted. A shared or unregistered access route is a material risk that should be resolved before purchase.
Utilities
Power capacity, water supply and drainage all need checking against the size of your project. Upgrading capacity takes time and money and should be priced in early.
Zoning and approvals
Zoning colour under the town plan, environmental requirements for larger projects, and building permits all shape the programme. Talk to an architect before you commit, not after.
